2. What do you do?

We pay cash for houses in the province of Ontario. We buy homes in any condition or location. We are not like conventional home buyers. We pay all the seller’s closing costs and buy with no types of contingencies. By cutting out the middlemen such as agents, banks, inspectors, and appraisers, we can close quickly — sometimes as soon as a week. 3. Is a “We Buy Houses” company right for me?

That all depends on your needs and expectations. To make it clear, many of the people who choose to sell their homes to us are not desperate to sell. We never employ hard-sell tactics to persuade someone to work with us. We do a large volume of deals and understand that not every homeowner will want to sell their home to us. There’s no desperation on our end, just a desire to arrive at a mutually beneficial agreement. A real estate agent is busy finding and showing multiple houses. Once they have your listing, they are onto the next listing. They rely on the internet to do its magic. 5. How do I start the sales process with you?

6. Are there any obligations once I fill in the form?

7. Do I need to clean before I move out?

You don’t need to lift a finger! Take whatever you want and leave the rest. Even if it’s in terrible condition, it doesn’t matter. We’ll have a clean-out crew come in the day after closing to empty the house down to its bare bones. Clothes, appliances, old sports memorabilia, calcified pet food even! We’ll take it all and dispense of it. All we ask is that you don’t leave any pets in the home.

8. How do you make your money?

We are fix and flippers. That means after we buy your property, we’ll fix it up, just as you’ve seen on TV. and then sell your home. We don’t make a penny of profit until we sell your home. By renovating properties we uplift neighborhoods, help previous homeowners sell their home, and increase the housing stock for new buyers.

9. Are you sure I won’t have to pay any fees or commissions?

Perfectly sure. You can leave your home with the clothes on your back if you wish. Just be sure to collect your proceeds at closing and you won’t owe anyone a penny.

10. Do you pay a fair price for properties?

Yes, we do. However, there is a difference between what is considered a fair price and market value. Firstly we’ll do a CMA (Comparable Market Analysis), comparing your home with other similar homes within a 1 mile radius. If your house is in bad condition we will subtract the cost of repairs from the market value of a similar home not in disrepair to arrive at our fair price. We are obviously in this business to make a profit so there has to be an upside for us. However, as we flip so many properties, the sheer volume of deals we do, allows us not to gauge maximum profits from every deal. We always leave some meat on the bone for the sellers.
